Overview
Most new-build problems are set-out problems.
Almost everything that goes wrong on a new home traces back to the first three weeks. A slab poured 40mm out, a benchmark taken off the wrong point, a retaining height nobody checked against the survey — none of it is visible at the time, and all of it is expensive at lock-up.
So we spend real money at the start. Registered survey set-out, levels confirmed against the drawings, engineering reviewed for buildability before the footings are booked. It is the least glamorous part of a build and the only part that determines whether the rest of it goes smoothly.
What a new build with us looks like
You get one contract covering the whole job — demolition if there is any, site works, structure, lock-up, fit-off and landscaping if you want it in scope. There is no point at which the job is handed to another company and the accountability goes with it.

- Frame and truss inspected before it's sheeted, with photos in your weekly report
- 7-star energy compliance, with the assessment done early enough to influence the design
- Waterproofing to bathrooms and balconies inspected and photographed before tiling
- Fixed-price provisional-sum-free contract wherever the scope allows it
Sites other builders price high
Sloping blocks, battleaxe access, narrow inner-city lots and sites with a neighbour's wall on the boundary are where we started, and they're still the jobs we quote most competitively — because we're not pricing in the risk of not knowing what we're doing.
If your block has a fall over 1:8, restricted crane access, or a retaining requirement that needs engineering, mention it early. It changes the sequence more than it changes the price.
Knockdown rebuilds
We handle demolition, service disconnections, asbestos clearance where required, and the approvals that come with them. Because it's all in one contract, the demolisher can't blame the builder and the builder can't blame the demolisher — there's only us.
