Commercial Fitouts

In commercial work the build is the easy part. The hard part is the building manager, the after-hours access, the fire certifier and the date you have to open.

Overview

Built around your trading hours, not ours.

A retail or hospitality fitout that shuts the doors for three weeks costs more than the fitout. We plan the sequence backwards from your opening date and stage the noisy, disruptive work into the windows your business can absorb — nights, Sundays, or a two-day shutdown instead of a fortnight.

That takes coordination, not heroics: base-building approvals lodged early, after-hours access booked with the building manager weeks ahead, and trades briefed on what can and cannot run while customers are on the floor.

Eleven weeks on Foundry Lane, trading every single day. That's the version of a fitout worth buying.

The documentation landlords actually ask for

Most fitout disputes are paperwork disputes. We assemble the package as we go rather than scrambling for it at practical completion.

  • Fitout application and base-building approval lodged before trades are booked
  • Certificates of currency for us and every subcontractor on site
  • Inductions, SWMS and a site-specific safety plan matched to the building's requirements
  • Fire services, essential-services and electrical certificates at completion
  • As-built drawings and O&M manuals issued in one indexed pack
  • Make-good scope agreed in writing at the start of the lease, not the end

What we fit out

  • Retail — shopfronts, joinery, lighting, POS and stockroom, staged around trade
  • Hospitality — commercial kitchens, exhaust and grease management, bars, seating
  • Medical & allied health — consult rooms, sterilisation, lead-lined walls, accessible amenities
  • Office — partitioning, meeting rooms, acoustic treatment, data and comms rooms

Make-good and defit

We also do the unglamorous end: stripping a tenancy back to the landlord's agreed condition, with a scope confirmed against the lease so you're not paying to rebuild something the outgoing schedule never required.
